Ceux-ci sont contraints (entre autres) de respecter la r\u00e9glementation europ\u00e9enne et les objectifs du Pacte vert pour l\u2019Europe (le fameux Green Deal). Leurs apports financiers sont de plus en plus li\u00e9s au niveau de durabilit\u00e9 des projets immobiliers ou d\u2019infrastructure qui leur sont soumis. Secteur immobilier, secteur de la construction et secteur financier fonctionnent comme des vases communicants.\u00a0\u00bb<\/em><\/p>\n<\/div><div class=\"fusion-title title fusion-title-3 fusion-sep-none fusion-title-text fusion-title-size-three\" style=\"--awb-margin-top-small:0px;--awb-margin-right-small:0px;--awb-margin-bottom-small:20px;--awb-margin-left-small:0px;\"><h3 class=\"fusion-title-heading title-heading-left\">Connect the dots<\/h3><\/div><div class=\"fusion-text fusion-text-3\"><p>Ce contexte favorable repr\u00e9sente l\u2019occasion id\u00e9ale pour dynamiser les activit\u00e9s de BDO et dresser une cartographie d\u00e9taill\u00e9e de nos services propos\u00e9s au secteur REC. Ayman reste impressionn\u00e9 par le nombre \u00e9lev\u00e9 de niches d\u2019activit\u00e9s dans lesquelles nous op\u00e9rons partout dans le monde (voir encadr\u00e9 \u00ab\u00a0BDO active dans le secteur REC dans le monde entier\u00a0\u00bb). <em>\u00ab\u00a0Rassembler l\u2019ensemble des connaissances et du savoir-faire pour toucher tous les tenants et aboutissants du secteur\u00a0; c\u2019est le sens de \u2018Connect the dots\u2019. Il est donc crucial que tous nos bureaux connaissent et \u2013 surtout &#8211; partagent l\u2019expertise de chacun. Cela leur permet d\u2019en profiter pour se d\u00e9velopper sur leur march\u00e9 domestique, mais aussi de collaborer avec d\u2019autres bureaux BDO lors de projets transfrontaliers, par exemple.\u00a0\u00bb<\/em><\/p>\n<p>Afin de les aider, BDO Global d\u00e9veloppe de nombreuses initiatives contribuant \u00e0 g\u00e9n\u00e9rer un surplus de chiffre d\u2019affaires. Et donc potentiellement de nous ouvrir \u00e0 l\u2019international. Il est arriv\u00e9 que plusieurs de nos bureaux travaillent sans le savoir pour la m\u00eame multinationale. Quel dommage de ne pas \u00e9changer les exp\u00e9riences acquises. La pand\u00e9mie de Covid-19 a jou\u00e9 un r\u00f4le important \u00e0 ce niveau.\u00a0\u00bb<\/em><\/p>\n<p>Erik\u00a0: <em>\u00ab\u00a0Le secteur tente de pallier la p\u00e9nurie de collaborateurs qualifi\u00e9s en standardisant les produits de construction. Il utilise davantage de composants pr\u00e9fabriqu\u00e9s (installations de toilettes plug and play, par exemple), ce qui permet de r\u00e9duire la main-d\u2019\u0153uvre sur chantier.\u00a0\u00bb<\/em><\/p>\n<\/div><\/li><li class=\"fusion-li-item\" style=\"\"><span class=\"icon-wrapper circle-yes\">2<\/span><div class=\"fusion-li-item-content\">\n<p><strong>En Belgique, la tendance est \u00e0 la pr\u00e9servation des zones non construites. Cons\u00e9quence\u00a0: l\u2019espace constructible ne cesse de diminuer. Le secteur REC est-il en difficult\u00e9\u00a0?<\/strong><\/p>\n<p>Erik\u00a0: <em>\u00ab\u00a0Cela peut para\u00eetre contradictoire mais malgr\u00e9 la diminution de la surface disponible, le secteur est en pleine croissance. La demande de logements <\/em><em>abordables, durables et confortables augmente. La crise du Covid-19 a mis en lumi\u00e8re l&#8217;importance d&#8217;habiter dans un environnement viable, suffisamment verduris\u00e9 et bien \u00e9quip\u00e9. Sans compter les pressions en faveur d\u2019un habitat plus durable et d\u2019une construction (ou r\u00e9novation) circulaire. On investit d\u00e8s lors de plus en plus dans les \u2018smart cities &amp; buildings\u2019. De m\u00eame, l\u2019accent est davantage mis sur la valorisation des espaces de vie et de travail existants dans les villes plut\u00f4t que sur les nouveaux projets de construction hors des villes.\u00a0\u00bb<\/em><\/p>\n<p>Ayman\u00a0: <em>\u00ab\u00a0Dans le m\u00eame temps, la complexit\u00e9 augmente. Les exigences deviennent sans cesse plus strictes, les processus circulaires obligent les entreprises \u00e0 r\u00e9inventer leur business model\u2026 Les services d\u2019accompagnement et de support sp\u00e9cialis\u00e9s sont donc fortement sollicit\u00e9s.\u00a0\u00bb<\/em><\/p>\n<\/div><\/li><li class=\"fusion-li-item\" style=\"\"><span class=\"icon-wrapper circle-yes\">3<\/span><div class=\"fusion-li-item-content\">\n<p><strong>Les projets PPP ont de nouveau le vent en poupe depuis une dizaine d\u2019ann\u00e9es. Quelles opportunit\u00e9s offrent-ils\u00a0? Quels sont les risques et les pi\u00e8ges \u00e0 \u00e9viter\u00a0?<\/strong><\/p>\n<p>Ayman\u00a0: <em>\u00ab\u00a0Les grands travaux d\u2019infrastructure (construction de lignes de m\u00e9tro, ponts, autoroutes, h\u00f4pitaux, prisons, a\u00e9roports) men\u00e9s en collaboration avec le secteur public exigent des connaissances et un savoir-faire tr\u00e8s sp\u00e9cifiques. Tellement sp\u00e9cifiques qu\u2019il n\u2019est pas n\u00e9cessaire de les d\u00e9velopper dans chaque pays. Le plus important est que les connaissances disponibles soient accessibles pour tous nos bureaux.\u00a0\u00bb<\/em><\/p>\n<p>Erik\u00a0: <em>\u00ab\u00a0En tant que partenaire priv\u00e9, vous \u00eates souvent responsable de la gestion et de l\u2019entretien du projet sur le long terme. C\u2019est \u00e0 la fois un risque et une opportunit\u00e9. D\u2019o\u00f9 l\u2019utilit\u00e9 de disposer d\u2019un \u2018centre d\u2019excellence\u2019 qui donne l\u2019occasion aux experts de diff\u00e9rents pays de se r\u00e9unir et de partager leurs connaissances avec les bureaux qui d\u00e9tectent une opportunit\u00e9 mais ne poss\u00e8dent pas l\u2019expertise n\u00e9cessaire. Sans un tel p\u00f4le de connaissances, ces bureaux laisseraient sans doute filer l\u2019opportunit\u00e9. Nous voulons \u00e9videmment l\u2019\u00e9viter. Dans notre pays, ce ne sont pas les moyens financiers pour r\u00e9aliser de grands travaux d\u2019infrastructure qui font d\u00e9faut (pensez aux fonds d\u2019investissement), mais les projets\u00a0!\u00a0\u00bb<\/em><\/p>\n<p>Ayman\u00a0<em>: \u00ab\u00a0N\u2019oublions pas non plus la multiplication des travaux d\u2019infrastructure dans le domaine des \u00e9nergies renouvelables\u00a0: parcs photovolta\u00efques, centrales \u00e0 biomasse, \u00e9olien onshore et offshore, installations de traitement des eaux us\u00e9es, stations d&#8217;\u00e9puration.
